Founding partner Greg Bonifield has a lead role in financing, portfolio management, and strategic direction for Woodfield Development. He sources and negotiates debt and equity, oversees portfolio operations, and is directly involved in all project development. Prior to Woodfield, Greg worked with the other founding partners at Summit Properties as the Mid-Atlantic Vice President. Before Summit, he was the President of a private multi-family management company in Texas. Greg earned his BBA degree from Southern Methodist University and his MBA from Georgia State University, Atlanta. He and his wife, Karen have been married for 30 years and have three grown daughters.

Todd Jacobus

Principal

Founding partner Todd Jacobus is responsible for all facets of the firm’s class-A apartment development in the metro DC market and points north, which currently includes Baltimore, MD and Philadelphia, PA; and he’s also jointly overseeing the company’s expansion into South Florida. Prior to Woodfield, Todd was Vice President for Real Estate Investments in the mid-Atlantic region while working with Summit Properties from 1999 through the merger of Summit into Camden Property Trust in early 2005. Todd began his real estate career in 1992 as a project manager in Miami after earning a BA in International Affairs from George Washington University. He earned his Master of Business Administration degree from Columbia Business School in 1999, and he and his wife, Shana, are the proud parents of three boys, Andrew, William and Nathan.

Mike Schwarz

Principal

Mike Schwarz is responsible for sourcing and developing assets in South Carolina. Mike and his team just recently closed on Woodfield’s 20th apartment community in Charleston. Prior to joining Woodfield, Mike worked with the Woodfield founding partners while he was COO of Summit Properties Inc, a NYSE-listed apartment owner and developer. Originally from Chicago, he earned his Master of Accountancy (and met his wife!) at the University of South Carolina.

Scott Underwood

Principal

Scott Underwood is a Principal at Woodfield with responsibilities that include firmwide strategy, development oversight, and leadership of the firm’s Asset Management department.

Scott is directly responsible for Woodfield’s development activities in North Carolina, with a focus on the Triangle and Wilmington markets, and he provides development oversight for projects in Georgia, Tennessee, and Texas. Through his leadership of the Asset Management department, Scott oversees the performance and execution of the firm’s entire operating portfolio.
His experience spans the full real estate lifecycle, including site selection, due diligence, pre-development planning, consultant oversight, asset management, and ultimate disposition. In addition to his market responsibilities, Scott works collaboratively across the organization to help influence development initiatives throughout Woodfield’s platform.

Prior to joining Woodfield, Scott built a successful career in the consumer-packaged goods industry, holding leadership roles at Roll Global and Coca-Cola North America, where he worked on the development and execution of national and international business strategies.

Scott earned his MBA from the University of North Carolina at Chapel Hill, after completing his undergraduate degree at East Carolina University. Prior to that, he earned his real estate broker’s license and the Certified Specialist of Wine designation. His long-standing interest in real estate ultimately led him to Woodfield.

Scott lives in the Raleigh-Durham area with his wife, Asheley, and their two children, Gray and Van. He serves on the NC Entryway Board, sits on a national Urban Land Institute product council, and chairs a local ULI district council. Scott also remains active with the Triangle Community Coalition.

Chad Hagler is Senior Vice President of Development and a member of the Board at Woodfield Development. Since joining the firm in 2006, he has been instrumental in Woodfield’s growth into a leading developer of Class A and A+ multifamily and mixed-use communities.

Chad leads Woodfield’s development activities throughout the Charlotte metropolitan area, key Florida markets spanning Jacksonville, Orlando, Tampa Bay, and Sarasota, and Greenville, South Carolina. His experience spans the full development lifecycle, including site selection, due diligence, pre-development planning, consultant oversight, construction execution, and disposition.

Prior to joining Woodfield, Chad served as Director of Real Estate Investments for Camden Property Trust. Earlier in his career, he was Vice President of Finance and Development for a vertically integrated development firm focused on multifamily housing utilizing Low-Income Housing Tax Credits and historic tax credits across the Southeast, Midwest, and Texas.

Chad earned his Bachelor of Science in Business Administration with a concentration in Finance, graduating cum laude from University of North Carolina at Charlotte.

He has held numerous industry and civic leadership roles, including service as President of the Greater Charlotte Apartment Association, founding board member of the Rental Housing Alliance Political Action Committee, board member of Providence Day School, and service with Charlotte’s Development Services Technical Advisory Committee as well as the Real Estate and Building Industry Coalition.

A rare native Charlottean, Chad lives in Charlotte with his wife of 25+ years, Elizabeth, and they are the proud parents of four sons.

Senior VP of Development

Patrick Kassin is a Senior Vice President and Regional Development Partner at Woodfield Development, where he leads new development initiatives across Georgia, Alabama, and Eastern Tennessee. Since joining the firm in 2018, he has been responsible for sourcing and executing multifamily opportunities, with a focus on site selection, due diligence, pre-development planning, and managing consultants throughout the development lifecycle. Prior to Woodfield, Patrick served as a Development Director at Gables Residential and previously worked with Wright Runstad & Company in Seattle. He holds a Master of Science in Real Estate from the University of Washington and a Bachelor of Business Administration in Marketing from Valdosta State University.

Patrick is actively engaged in industry and civic leadership, serving as Co-Chair of the Capital Markets Council for the Urban Land Institute Atlanta District Council and as a member of its Advisory Board. He also serves on the Board of Directors for Central Atlanta Progress and The Stitch, supporting the planning and delivery of a transformative infrastructure initiative reconnecting Downtown and Midtown Atlanta. His work reflects a focus on thoughtful urban development, strategic execution, and long-term value creation.

Senior VP of Development

Margaret Smith Ford has been active in the DC and Nashville markets for Woodfield Development since its inception. She is responsible for sourcing new deals and taking projects through design, approval, construction and lease-up. Previously she was with Summit Properties and developed multifamily projects in the DC and Philadelphia metro areas. Originally from Houston, Margaret earned a BA from the University of Texas as well as a Masters in Public Policy. She lives with her husband, John, in Chevy Chase. They have two children.

Ross Abramson is a Partner with Woodfield Development. He is responsible for the South Florida and Southwest Florida development business including the sourcing, capitalization, permitting, and execution of development projects.

Neil Hanlon leads Woodfield’s development efforts in Arizona and Nevada, where he is focused on sourcing new opportunities and managing all aspects of the development process. Prior to joining Woodfield, Neil spent over seven years with Greystar, most recently as Director of Development in Phoenix, where he oversaw multifamily projects in the Southwest. Earlier in his career, he worked in investment banking and senior housing acquisitions in New York and San Diego. Neil earned his MBA from the University of North Carolina’s Kenan-Flagler Business School and holds a BA in Economics from Vanderbilt University.

Rick Rowland

Rick joined Woodfield Development in 2011 and now manages development operations in the Mid-Atlantic region including sourcing acquisitions, underwriting, negotiations, entitlement, design development, capitalization, construction management, asset management and disposition.

Before joining Woodfield, Rick had positions in brokerage production on the Colorado Western Slope, as Development Associate with Deutsche Bank/RREEF in Chicago, in capital brokerage in Washington, DC and commercial real estate appraisal in San Francisco. BREAKHe earned a BA in Economics and Business Administration from The George Washington University and a MBA with a specialization in Real Estate & Construction Management from the University of Denver.

Ryan Studzinski

VP of Development

In his role as our Florida Development Partner, Ryan leads our expansion efforts into Central and West Florida, sourcing new pipeline opportunities and managing all aspects of the development process. Prior to joining Woodfield, Ryan held varied roles at several multifamily development companies with experience developing over 2,000 units of luxury rentals as well as for-sale communities. Ryan holds a Bachelor’s degree from Purdue University in Engineering, a Master’s degree from the Georgia Institute of Technology in Building Construction and a Master’s degree in Real Estate from Georgia State University. Ryan is an active member of the Urban Land Institute and holds a Florida Real Estate Brokerage License.

Marshall Farrell

VP of Development

Marshall is responsible for development efforts in the Charlotte metropolitan region. Prior to joining Woodfield, he most recently served as Vice President of Development for Quarterra Multifamily (formerly known as LMC, a Lennar Company) and was responsible for all development activities in North Carolina. Before this role in Charlotte, he served in several development management roles in Quarterra’s Chicago and Atlanta offices, managing the development process for various multifamily and mixed-use product types. Marshall is a graduate of The Ohio State University and is an active member of the Urban Land Institute.

Clayton Robinson

Director of Development

Clayton Robinson serves as Director of Development for South Florida and Southwest Florida, where he is responsible for sourcing, capitalization, permitting, and execution of development projects. Prior to joining Woodfield, Clayton spent three years with Waypoint Residential, where he led the development of seven market-rate apartment communities.

Clayton earned his bachelor’s degree in finance and a master’s in real estate development from the University of Florida.

Matt Beaudet

Director of Development

Matt joined Woodfield in 2025 as Director of Development for Central Florida, where he assists in sourcing new development opportunities and oversees all phases of the development process, including entitlement, design, capitalization, and construction.

Prior to joining Woodfield, Matt spent three years with Cole West in Salt Lake City, where he contributed to the successful development of a diverse portfolio of projects across Utah. Matt’s responsibilities spanned the full development lifecycle, encompassing acquisitions, entitlements, project management, and asset management.

Matt holds a bachelor’s degree in finance from the University of Massachusetts Amherst. He is an avid supporter of Boston’s professional sports teams and Tottenham Hotspur Football Club.

Gaines Dyer

Director of Development

Gaines joined Woodfield in 2021 and serves as Director of Development for the Charleston, South Carolina market. He is responsible for the sourcing, capitalization, planning, and execution of ground-up development opportunities, as well as oversight of active deals through construction, lease up and sale.

Prior to joining Woodfield, Gaines worked at Allen Harrison Company in Houston with a similar focus on the development of class A multifamily projects across the major Texas markets. Gaines earned a Bachelor’s degree in Economics from Vanderbilt University.

Brett Bowden is the Director of Development for the Georgia, Tennessee and Alabama markets where he oversees all aspects of the development process, including site acquisition, capitalization, design, leasing and disposition. Prior to joining Woodfield, Brett served as a Project Manager at Brasfield & Gorrie managing large commercial and multifamily projects and later as a Development Manager at Atlantic Residential where he was responsible for the design and development of multifamily and mixed-use projects in the Atlanta market. He holds a bachelor’s degree in civil engineering from The University of Alabama.

Justin Cooley

Director of Development

Justin joined Woodfield in 2025 as Director of Development for Texas where he assists in sourcing new development opportunities and oversees all phases of development including due diligence, entitlement, design, permitting, capitalization, and construction. Prior to joining Woodfield, Justin worked at RangeWater Real Estate where he led the development and execution of multifamily and build-to-rent development projects in Texas. He also worked for two different commercial real estate developers where he focused on acquisitions and development for several regional and national tenants across the United States. Justin earned a Bachelor of Administration degree in Finance and Marketing and holds an International Business Certificate from Texas A&M University.

Andrew Houck

Director of Development

Andrew joined Woodfield in 2025 and focuses on North Carolina in The Triangle, Wilmington, and Triad markets. Andrew is responsible for sourcing new development opportunities as well as overseeing the design, entitlement, construction, and capital raising activities. Andrew has been directly involved in the successful development and disposition of over 1,000+ units, totaling more than $500M in total investment.

Prior to joining Woodfield, Andrew was a Development Manager for both Trinsic Residential and DHI Communities, working in a similar capacity focusing on multifamily development in the Carolinas. Prior to Trinsic and DHI, Andrew worked for Bain Capital as a Development and Investments Associate, managing both ground-up developments and the acquisition of operating assets.

Andrew received his MBA with a concentration in Real Estate Development from UNC Kenan-Flagler Business School and his Bachelor’s in Economics and Finance from the University of Maryland.

Jackson Bailey

Jackson Bailey is a Development Analyst at Woodfield Development, supporting multifamily projects across the Southeast through underwriting, market feasibility analysis, site evaluation, and financial modeling. Prior to joining Woodfield, he worked as an Acquisitions and Development Analyst at Tirrill-Hyde, where he underwrote multifamily transactions and helped prepare investor presentations and capital-raising materials. Jackson previously interned with BrightSpire Capital in real estate acquisitions and with PCCP in asset management, gaining experience across equity, debt, and development strategies. He earned both his Master of Science in Finance and Bachelor of Science in Finance from the University of Florida.

Vice President of Capital Markets

As Woodfield’s Vice President of Capital Markets, TJ is responsible for identifying, sourcing, and managing debt and equity capital for all of Woodfield’s development projects. His primary responsibilities include analyzing investments as presented for potential investors, collaborating with the development team for the marketing of development projects to capital providers and negotiating terms with capital partners. He also facilitates the disposition process and coordinates with equity investors and lenders on sale and/or refinancing terms. Prior to joining Woodfield, TJ worked in Amazon’s World Wide Real Estate Development group where he served on the transactions team overseeing lease execution and land closing for Amazon’s North American fulfillment centers. TJ earned a Bachelor’s degree from TCU and a Juris Doctorate degree from Pepperdine University before moving into the practice of law as a construction and real estate attorney in Nashville, Tennessee. He and his wife Blair currently live in Charleston, South Carolina with their son, Beckham, and their dog, Bui.

J. Kelly Lanier

VP of Accounting and Tax

Kelly leads our accounting and tax efforts in Raleigh NC for all of our corporate and project entities. Kelly has been a CPA for over 40 years, primarily in public accounting before joining Woodfield full-time in 2023. Prior to Woodfield, he served in audit and tax roles at national accounting firms and then joined Romeo, Wiggins & Co where he served as a tax partner for over 30 years. It is there that Kelly took on Woodfield as a client preparing there first tax return 20 years ago and has been providing tax and accounting services to Woodfield partners and investors ever since. As Woodfield has grown, the accounting department has grown along with it to a group of 15 full and part-time accountants/staff and Kelly is guiding the group through the growth and technological challenges that will position our accounting team as a next level group prepared to continue to serve our partners, investors and employees. Kelly is a native of Baton Rouge, LA (of course, an LSU Tiger fan – Geaux Tigers), married to Deb for almost 40 years and proud father of two grown sons, Sean and Ryan.

Leslie Underwood

Senior Controller

Leslie Underwood manages all accounting functions for Woodfield Investments, with a focus on budgeting, forecasting, analysis, reporting, loan closings, and managing the accounting staff. As an original member of the team and the wife of partner Mike Underwood, she has a very personal interest in the financial well-being of the company! Leslie graduated from UNC with a BS in Business, earned her MBA from UNC, and enjoyed a successful 12-year career with Best Products as a Senior Buyer and Department Manager. (Best Products was a catalog showroom store with over 230 stores nationwide). Leslie and Mike have been married for over 30 years and have two grown children, Scott and Katie.

Robert Crowley

Financial Reporting Manager

Rob oversees Woodfield’s internal & external reporting processes and assists with the implementation & administration of accounting ERP systems. Prior to joining Woodfield, Rob served in Credit Suisse’s Accounting Policy & Assurance Group, providing technical accounting advice to all banking service lines. He began his career in the asset management division of Ernst & Young’s financial services office, where he provided audit & assurance services to investment fund structures.

Rob is a local of Raleigh, NC and a graduate of UNC Chapel Hill. He and his wife, Jenna, were married in May, 2025. He enjoys jogging, working in the yard, following Liverpool FC and taking care of the family dog, Gertie.

Tyler Butterworth is Vice President of Asset Management, overseeing the strategic performance of Woodfield’s portfolio. He leads asset-level business plan execution, portfolio strategy, budgeting, and collaboration with property management teams to maximize asset value and operating performance.

Tyler brings more than a decade of institutional multifamily real estate experience spanning asset management, acquisitions, development, capital markets, and portfolio strategy. Throughout his career, he has managed diverse portfolios across the Sun Belt and major U.S. markets, overseeing investment strategies from acquisition and lease-up through stabilization, refinancing, and disposition.

Tyler earned a Master of Business Administration with a concentration in Finance from the University of Colorado and a Bachelor of Business Administration in Finance from the University of Mississippi.

Melanie Whitlock

Asset Manager

Melanie oversees asset management for Woodfield Development across South Carolina and Asheville, NC, with a focus on disciplined execution, strong third-party property management alignment, and long-term value creation. She holds a bachelor’s degree from Charleston Southern University and a Master of Arts in Leadership from Shorter University. She began her career in higher education administration before transitioning into multifamily real estate in 2016. Since entering the industry, Melanie has advanced through leasing, community management, and regional leadership roles across Woodfield, Greystar and Lincoln Property Company assets, including numerous successful lease-up executions. Her experience includes collaboration with institutional capital partners such as MetLife and Prudential, as well as working with development firms including Johnson Development Associates, Orange Capital, The Beach Company, and Collins Group. Melanie and her husband Drew live on her family farm in Hemingway, SC with their son Turner.

Prior to joining Woodfield, Kam worked as a development manager for Gilbane Development in student housing, owner’s representative for Simpson Housing in multi-family housing, and practiced architecture for 12 years. He earned a BA in Philosophy from North Carolina State University and a Master of Architecture at University of North Carolina at Charlotte.

Thomas is focused on the design and construction management of Woodfield Development deals. This includes the oversight of design professionals, active construction sites, and overall project coordination. Prior to joining Woodfield, Thomas managed the design, permitting and construction of over 2,500 multifamily units along the East Coast for Johnson Development. He resides in Charleston, SC along with his wife and two children. Thomas is a graduate of USC Upstate with a BA in Business Administration.

Chris Fazzaro

Chris is responsible for the construction management on projects in the Central and West Florida regions. His primary focus is on multi-family projects from conceptual design to completion including the oversight of design professionals, active construction sites, and overall project coordination. Prior to joining Woodfield he successfully managed all aspects of construction on over 5,500 apartment units for developers such as Lincoln Property Company, Greystar and Wood Partners in various states. Chris went to West Virginia University for Construction Management and Civil Engineering. He resides in Tampa with his wife their two daughters.

Jonny is primarily focused on the design and construction management of Woodfield Development deals in North Carolina. This includes the oversight of design professionals, active construction sites, and overall project coordination. Prior to joining Woodfield, he oversaw the successful development and construction of over 3,500 apartment units throughout the southeast. He resides in Surf City, NC with his two daughters. Jonny earned a BS in Management from the University of North Carolina Asheville and an MBA from Western Carolina University.

Scott Blake

Scott is responsible for design and construction management in Asheville, NC and Greenville, SC. He has been with Woodfield for four years with a primary focus on mixed use multi-family projects from conceptual design to completion. Prior to Woodfield, Scott spent 18 years with Simpson Housing as an owner’s representative focused on joint venture projects. His first 7 years of his career was working with a general contractor building resort style apartments and condominiums in the ski towns of Colorado. Scott holds a degree in building science and minor in business from Auburn University. He currently lives in Asheville with his wife Allison. Their two grown children are Cole and Anna Lee who both recently completed college.
